Specifications include, but are not limited to: Prepare 30-year title search documents for specified real estate parcels to be included in a Shelby County tax sale. A 30-year title search includes, but is not limited to, the following documentation: 1) name(s) of current legal owner(s); 2) complete property legal description; 3) transfer or sale method; 4) lienholder(s); 5) death notice; 6) heir information; 7) easements; 8) divorce pleadings; 9) bankruptcy information; 10) lawsuits; 11) federal judgments & liens; 12) condemnation orders; 13) neighborhood preservation acts; 14) Probate Court; 15) trust documents; 16) two (2) property maps; and 17) parent/child parcel documentation. Provide a 30-year title search for up to three hundred (300) real estate parcels during the time period indicated below. Provide a “recertification” of the aforementioned title searches approximately forty-five (45) days prior to the tax sale.
