Specifications include, but are not limited to: The Project consists of building additions and renovations to an existing one-story nursing home facility. A portion of existing building will be demolished and have a new replacement addition that includes 20 resident rooms each with private restrooms, rehabilitative therapy room(s), adult learning room, speech therapy room, open dining room, open living room and related support spaces for these functions (approx. 14,118 sf). The Project will include renovations to areas inside existing building, which consists of minor structural framing modifications and some basic interior renovations for staff-related functions (approx. 774 sf). Various HVAC, plumbing, and electrical scope will be required. The construction will be a single-story building framed with both steel and light gauge metal studs, metal roof trusses, clad with fiber cement board siding, synthetic stone, and shingle and metal roofing. A small portion of the existing facility roof will require tear-off replacement with a new EPDM roofing system (approx. 3,500 sf). A new CMU 2-hour fire wall with 3" expansion joints both sides will be required to separate the new construction from the existing facility.
