Specifications include, but are not limited to: The Town of Bluffton is soliciting competitive sealed bids from experienced and qualified Offerors for renovation and re-use of the existing wood frame garage building. Demolition work for the existing structure will consist of removal of existing water and waste piping, water heater, interior shelving, exterior shutters, T-111 siding, roof sheathing and shingles, and electric wiring. Saw cutting and removal of existing slab for installation of sewer and water service lines to serve future plumbing fixtures. Roofing will require removal and installation of fire-retardant framing, sheathing, facia and soffit material on east side of building near adjacent property, and 5V crimp roofing over ice and water shield underlayment. NOTE: fire retardant material shall be used as necessary for portions of roof, roof sheathing, siding, facia, and soffit on east side of building near adjacent property Exterior carpentry will include installation of CDX plywood wall sheathing and moisture barrier, with treated material used on lower four feet. Exterior siding shall be cementitious vertical board and batten siding, with treated freeze board, corner boards, and gable louver vents; exterior doors, window screens, shutters, door and window trim. Framing shall include installation of added 2 x 6 interior walls, installing additional anchor bolts and hurricane clips to meet IBC Code requirements, window and door trim, baseboard, and installation of restroom stall dividers. Plumbing work will require the demolition of existing slab for installation of new water and sewer piping serving kitchenette and restrooms, hot water heater, rough-in, trim out of fixtures, tie into existing water meter and sewer lateral located on adjacent Water Street.
