Specifications include, but are not limited to: 1.Examine an array of a home’s critical components: The foundation, roof, plumbing, electrical systems, insulation, windows and doors;2.Examine the home to ensure it’s free of hazard which may adversely affect the health and safety of the occupants or the structural integrityof the improvements or which may impair the customary use and enjoyment of the property by the occupants;3.Identify health, safety,ADA requirements,or major maintenance items that require repair or replacement. 4.Make recommendation for repairs;Review Work Write Ups and PBE’s.5.If replacement or initial installation of an item is required, work must be in compliance with applicable codes and other more stringent laws, codes, or requirements from local, state and federal authorities.6.Inspector must conduct an initial inspection during the first phase of repair and follow up with further inspections throughout the project;7.Inspect for fire safety; inspect the structures’ fire sprinklers, alarms, smoke control systems, and fire exits;8.To examine the installation of electrical systems and equipment to ensure that it functions properly and complieswith electrical codes and standards;9.Visit worksites to inspect new and existing electrical systems, wiring, lighting, motors, and generating equipment. Also inspect the installation of the electrical wiring for heating and air-conditioning systems, appliances, and other components;10.Conduct inspections residential homes, town homes, andmanufactured homes and report on the condition of a home’s systems, components, and structure, and further includes roofing as well as the exterior, attached garage or carport, foundation, interior, plumbing, and electrical, heating, and cooling systems.;11.Utilize proper tools and equipment of their trade; must keep a log of their work, take photographs, and file reports. Inspectors should also be able to use electronic devices onsite to facilitate the accuracy of their written reports, as well as email and fax machines to send out the results of the inspection.
