Specifications include, but are not limited to: 3.2.01The offeror will be required to provide comprehensive design/build services for the design and construction of a 104,000 square foot speculative industrial building to be constructed on the herein referenced Parcel 10 within the Saxe Gotha Industrial Park. 3.2.02Construction documents for the initial site design have been completed on behalf of the County and will be the construction documents for the design/builder’s use during construction. The design/builder will be required to provide architectural, structural, mechanical, electrical, fire system, and final civil design services under its scope of work. The architect and consultants providing engineering for each discipline shall be licensed professionals registered to do work in the State of South Carolina.3.2.03The design of the industrial building shall meet the minimum standards and specifications detailed herein and shall comply with the Declaration of Covenants, Conditions, and Restrictions for the Saxe Gotha Industrial ParkNorthalso attached in Exhibit M. The design shall meet all codes and regulatory requirements having jurisdiction over the site and the design/builder shall be responsible for obtaining all necessary building permits. The building and site shall meet all codes and requirements of the regulatory bodies having jurisdiction over the project including the requirements of the Americans with Disabilities Act (ADA). 3.2.04The successful design/builder must comply with the Grading, Storm Drainage and Erosion and Sediment Control Plan for the site. An approved Land Disturbance Permit must be provided to the County by the design/builder prior to commencement of construction.3.2.05The design/builder shall obtain written approval of the final construction documents by the County and subsequently construct the required site work, building, infrastructure, and paving in accordance with the approved construction drawings and specifications.
