Specifications include, but are not limited to: A. Scheduled Maintenance Inspection Once each designated month the equipment covered by this contract is inspected according to the inspection checklist and the following work is accomplished: 1. All mechanical, electrical and plumbing components are thoroughly checked and all adjustments necessary to maximize the performance of the equipment are made. 2. All worn and defective parts in need of replacement are replaced with the manager's or an authorized employee's approval. NOTE: SHOULD APPROVAL FOR REPLACEMENT OF WORN OR DEFECTIVE PARTS BE DENIED, AND AS A RESULT OF THIS AN EMERGENCY MAINTENANCE CALL BE NECESSARY, THE EMERGENCY CALL WILL BE INVOICED AT THE RATES APPLICABLE. 3. All motors, pumps, gear boxes and other moving parts are inspected and where necessary are cleaned to insure their unrestricted operation. Where applicable and needed lubricants are applied and oil changed. 4. As part of the scheduled maintenance call, an inspection checklist and a service report are filled out and presented to an authorized employee for signature. Copies of these forms are left with the designated person. B. Unscheduled Maintenance (Emergency Service) Emergency Service is available as part of this contract. Vendor will respond to the call no later than 48 hours after the initial call is made. In most cases the response will be in less time. 1. Emergency Service that is a result of any of the following conditions is not covered: a) Improperly set operator controls. b) Incorrect voltages, pressures and temperatures as well as any other variations in the condition of the utilities supplied to the equipment by the facility. c) Unauthorized modifications. d) Obvious and abnormal abuse such as heavy accumulations of soil, vandalism or improper use of acid. NOTE: FAILURE TO CLEAN AND LUBRICATE THE EQUIPMENT AT THE INTERVALS SPECIFIED BY THE OPERATION INSTRUCTIONS FOR THE PARTICULAR EQUIPMENT IS CONSIDERED OBVIOUS AND ABNORMAL ABUSE. e) Acts of God such as but not limited to fire, flood, and explosion. 2. At the completion of an emergency service call a service report is completed and given to an appropriate employee for signature. C. Exclusions 1. This contract covers only accessories that are listed individually on your equipment list. Components not listed are usually maintained by in-house personnel or invoiced separately. These components include the following: a) External water heaters b) Steam boilers c) Chemical dispensing systems d) Water filtration systems e) Glassware racks, spindle headers, etc.
