Specifications include, but are not limited to: 1. Demolition of the existing building envelope, interior partitions, roof framing and front wall; New radiant slab in the office (north) half of the building, patch the slab in the garage (south) half of the building; Reconstruction of the roof, front wall, building envelope and interior partitions, to construct an office space that includes a group work area, break room and kitchenette, restroom, office and mechanical room; Construction of an equipment lean-to structure on the south end of the building; Connection of the building to existing nearby water and sewer utilities; All under slab utility work. New utilities shall terminate above the slab. Interior rough in and final connections shall be made by BGS staff; Site grading to allow positive drainage away from the building, and gravel extension of the parking area in front of the building to allow access to the lean-to; All interior drywall, tape, and paint; all suspended ceiling grid/tiles. 2. BGS staff will provide and install, in coordination with the contractor, the following work, including: All electrical wiring, data cabling, light fixtures, outlets and switches, both interior and exterior; All interior plumbing piping and fixtures; All interior mechanical work, to include installation of the radiant tubing in the new slab on the north half of the building; All door closers, locksets, electric strikes, and card readers.
