The selected project is the roof replacement of the Carpenter Memorial Library, an historic three story classical marble building. The roof is approximately 13,800 sq./ft. with a PVC low-slope roofing system at its center, and a clay tile steep-slope system at its perimeter. Both roofing systems shall be removed and replaced completely. The work also includes the removal of the existing PVC shelf gutter; replaced by a lined metal gutter system. Qualified contractors must have demonstrated past experience with similar structures and construction. Contractor must have available bond capacity of $1,000,000 dollars. It is currently the City’s intention to award a contract for the services requested, to approved and pre-qualified roofing contractors in February 2026 or earlier with construction starting on or about April 15, 2026. The Department of Public Works may extend the final executed roofing contract, based on unit prices or negotiated pricing, for a period of up to three years from contract signing, to the successful bidder or bidders at any City of Manchester-owned facility.
