Roof Installation • Furnish and install a new white standing seam metal roof system designed for long-term durability and low maintenance. • Minimum 24-gauge panels with concealed fasteners. • Factory-applied, baked-on finish with a minimum 20-year warranty against fading, chalking, or cracking. • Include all flashings, ridge caps, trim, and related accessories to match roof finish. 3. Insulation & Underlayment • Install high-quality synthetic underlayment over the roof deck. • Provide and install code-compliant insulation to improve energy efficiency and moisture protection. 4. Gutters and Downspouts • Provide and install new seamless aluminum gutters and downspouts sized appropriately for the building. 5. Warranty • Minimum 20-year weathertightness warranty. • Minimum 20-year finish warranty. • Minimum 5-year workmanship warranty. Option 2: TPO Membrane Over Existing Metal Roof 1. Preparation • Inspect and prepare the existing metal roof to receive a TPO membrane system. • Ensure fasteners, seams, and panels are secure. • Remove and dispose of existing gutters and downspouts. 2. Roof Installation • Furnish and install a fully adhered TPO membrane system over the existing roof. • Minimum 60-mil reinforced membrane. • All seams heat-welded and watertight. • Install compatible edge metal, flashings, and accessories per manufacturer specifications.
