Specifications include, but are not limited to: A. Assist Beaver County in the Mass Appraisal Process of all Real Property with in Beaver County. B. Make a personal inspection of each parcel in Beaver County, including all improvements, structures or other elements of value located therein, pursuant to the Pennsylvania Consolidated County Assessment Law. The firm shall prepare field appraisal cards and other records as are necessary to report its opinion of the fair market value of each parcel. 4 C. The successful firm shall base the appraisals on a thorough study of recent market sales of comparable properties within Beaver County, with due consideration given to cost data and income data, when available and applicable. The data shall become the property of the County of Beaver at the completion of this project. Upon completion, a report that will outline the factual findings of the study, including the rates derived from it, shall be made to the County of Beaver.
