Specifications include, but are not limited to: Maintenance and operation of the Ventilation System on Level 1. 3.1.2 Maintenance and operation of the Sprinkler System on Level 1. 3.1.3 Maintenance and operation of the Parking Meter System on Level 2. ; 3.1.4 Maintenance and operation of the Card Access System on Levels 3 – 7. 3.1.5 Maintenance of the Kone elevators. 3.1.6 Maintenance of the garage structure, i.e. components and fixtures. 3.1.7 Liaison with the Borough of West Chester Parking Services Department. 3.1.8 Liaison with the Bus Companies. 3.1.9 Cleaning of both interior and exterior areas of the parking garage. 3.1.10 Minor landscape maintenance. 3.1.11 Snow removal, both exterior areas and Level 7. 3.1.12 Maintenance and operation of Fire Alarm System and Carbon monoxide monitors/detectors. 3.1.13 Pest control. ; 4.1 Manager shall provide services in an efficient and businesslike manner. Manager acknowledges County is relying on Manager's special skills and knowledge with respect to the suitability of the services Manager is to provide. 4.2 Manager shall supply, train and supervise the employees it deems necessary for operation of the Facility. Such personnel will be employees of the Manager and in no manner considered employees of the County and shall not receive or be entitled to County benefits.
