All correspondence must be made through the Vendor Portal. Specifications include, but are not limited to: The work consists of the modernization of two (2) existing traction elevators serving a seven (7) story elderly & disabled apartment building. Currently elevator No. one has a capacity of 3,000 lbs. and is on emergency power and elevator No. two has a capacity of 2,000 lbs. and is on emergency power. The modernization will include the following: 1. Removal of elevator components in the penthouse elevator machine room, removal of elevator cabs, car control(s) and cab finishes, removal of call stations, jamb signage, and signals at all hall stops. Installation of new elevator components in penthouse elevator machine room, installation of new elevator cabs, car control(s) and cab finishes, call stations, jamb signage, and signals at all hall-stops as indicated on the drawings and specifications. Includes painting of all elevator hoistway entrances and frames. 2. Removal of through-wall air conditioning unit, through-wall exhaust fan and related motorized intake. Infill of openings in penthouse exterior walls as indicated on drawings. Installation of new ductless split system HVAC unit in elevator penthouse (with new pad mounted condenser unit on adjacent existing roof equipment platform) as indicated on drawings and specifications. 3. The removal of existing electrical power associated with existing elevator machines and controls. Removal of power to HVAC equipment to be removed. Installation of electrical power to new HVAC equipment, new elevator machines and controls, fire alarm connections to new elevator controls, new telephone lines to new elevator controls as indicated on drawings and specifications. 4. The GC shall coordinate with Owner’s fire alarm service contractor to install fire alarm components of the elevator(s) (ADT Commercial). 5. The GC shall coordinate with Owner’s security contractor to coordinate control system with existing card reader at each hall landing (See Section 142100 Electric Traction Elevators 2.8E. and 281300 – Access Control). 6. The GC shall coordinate removal and re-installation of elevator car security cameras and equipment with Owner’s security contractor. 7. The building will remain occupied during the duration of construction. The work will be phased to ensure that there is always one operable elevator in-service for tenant use. The Owner has requested that elevator car #1 is replaced in Phase 1, and elevator car #2 is replaced in phase 2. 8. The GC / Elevator contractor shall coordinate elevator inspections with Pennsylvania L&I to ensure each elevator car is inspected and provided certificate of operation upon completion of each phase to maintain “uninterrupted” elevator access to the entire building. 9. Hazardous materials in the form of “asbestos containing materials” are known to be present in the dry wall joint compound of the corridor wall assemblies. The GC / Elevator contractor shall coordinate removal and disposal requirements for work performed in and on corridor wall assemblies (see Section 024119 Selective Structure Demolition, drawing CS-1 for protocol notes and drawing A2.0 for Architects intent for replacing devices in ACM containing GWB partitions. 10. The GC / Elevator contractor shall provide OSHA approved fall-protection barriers at hall landings to prevent access to and fall-prevention at open elevator shaft
