Specifications include, but are not limited to: Exterior – with minimal, if any, intrusion to the exterior envelope: • Create a positive first impression and improve the overall curb appeal of the property • Add design elements, signage and landscaping that reinforce the Hotel’s location in the Pacific Northwest and Portland • Include energy efficiency and water conservation improvements wherever possible Lobby, registration, restaurant and elevator cabs – Update/Remodel in a manner that: • Reinforces the positive first impression and Pacific Northwest theme set by the exterior improvements • Creates a casual space that invites guests to enter and relax ncludes space for the purchase of convenience and refrigerated “grab-n-go” food items • Improve registration area work-flow and create line-of-sight for convenience/grab-n-go areas • Removes choke-points between existing registration desk and elevators • Reactivates the restaurant space in a manner that provides guest with quality food options and invites local traffic • Allows for frequent change-out of wall art to encourage exhibits from local artists • Increases efficiency of back-of-house operations and provides storage for convenience items • Enables the lobby restrooms to meet current American with Disabilities Act requirements Second floor meeting room – Update/Remodel in a manner that: • Reinforces the Pacific Northwest theme • Increases the appeal and functionality of the space to increase meeting room rental revenue • Updates the existing kitchen area to improve workflow and update appliances to enable the space to be used for preparation of continental breakfasts for guests • Includes energy efficiency and water conservation components wherever possible.
