In order to maintain the operating efficiency and reliability of our boilers and Building Automation Systems, CMHA is seeking service and maintenance proposals to enable CMHA to achieve the following goals: • Ensure the comfort and safety of our residents • Minimize energy and operational costs • Improve responsiveness and minimize equipment downtime • Protect our system investment 3.0.1 REQUIRED SERVICES CMHA is seeking the following services to ensure that these systems meet the Authority’s changing needs: • Annual evaluation of the use of the HVAC system • Identify any changes that impact the effectiveness of the system • Suggest new strategies that could be implemented to enhance the system • Make recommendations about adding and/or modifying applications, sensors, points, panels, and/or software to improve building operation performance • Provide a written report of the findings and recommendations for the above when noted, and, as appropriate. 3.0.2 HVAC CONTROL SERVICES - AUTOMATION Application and Technology Consulting – CMHA facilities employ the following HVAC control systems: • Honeywell • Johnson Controls • Apogee • Allerton • Tekmar 3.0.3 EMERGENCY SERVICES Emergency Onsite Response 24/7 – If CMHA determines that a technician is required to respond to an emergency request, the vendor will respond within four (4) hours, 24/7, including holidays, upon receiving notification of an emergency from CMHA staff.
