Specifications include, but are not limited to: ODOT is planning to replace 4 Rest Area Buildings throughout the State. A/E Services for these projects will be selected concurrently. An A/E team may be selected for one or both projects at the sole discretion of the Contracting Authority and Owner. These projects and services will utilize General Contracting OR CMR delivery methods for construction contract(s). Each project will be a separate construction contract. The service facility prototype, known as the “Heritage” model, at each site will be based on the ODOT Instruments of Service. The Instruments of Service include Construction Documents (drawings and specifications), Cost Estimates, and Protocols for the use of the drawings and specifications for a 5,412 gross square foot (large) facility. It is anticipated the actual programming of the facility at each site may deviate from the Instruments of Service. These may include, but are not limited to, the plumbing fixture count based on the anticipated population to be served at the site, and the available utilities. The Architect of Record will be responsible for these modifications and to adapt the facility and its site improvements to the topography, available acreage, geotechnical data, and other conditions as identified. The AE will be responsible to engineer the voice and data, access control, and surveillance systems for this project. Each project scope will include: demolition of existing structures to accommodate new construction, removal/repairs and/or replacement of existing sidewalks, including new sidewalks, and incorporate landscaping and graphics per the prototype standards, treatment plant repairs evaluation versus hooking up to new utilities. Vehicular improvements at each site will be executed under this contract. ODOT will share a schematic layout of the vehicular improvements for the AOR to incorporate into their respective design packages. The construction of these vehicular improvements will be included in the contract of the awarded GC or CMR.
