Specifications include, but are not limited to: The title search and continuation searches shall be based upon the county clerk’s and register’s office searches and other public record repositories (as applicable). Deliverables shall include, but not be limited to, full and complete copies of the following: Deeds in the vesting chain of title; Mortgages; Deeds and other instruments or records relating to easements, rights of way, restrictions, conditions, leases, options, agreements, permits, etc.; Chancery abstracts, and/or certificates of regularity; Tidelands and tidelands grants searches (except that no such searches shall be conducted in Hunterdon, Morris, Sussex, and Warren Counties); Judgments and Notices of Lis Pendens; Surrogate’s court / Probate / Prothonotary office searches; Relevant Filed Map(s) and tax map sheet(s); Abstracts of Title, if available; Upper Courts searches; Patriot Name / Specially Designated Nationals searches; Tax searches (to include municipal assessment, water charge, public utility and/or sewer authority report); Tax Sale Certificates and other liens; Corporate Status report; LLC Status report; Franchise tax report; Uniform Commercial Code searches (certified unless otherwise specified); Legal description on endorsements, with tax blocks and lots; Completed Title Review Summary Sheet; NJDEP Title Review Fee Sheet; Invoice on company letterhead, including personnel hours worked for all “per hour” charges that are part of the invoice; Completed payment voucher; The relevant filed map(s) and tax map sheet(s) must be legible, which may require enlargement of pertinent sections of the maps; The Vendor {Contractor} shall fully complete the Title Review Summary Sheet, as it is unacceptable to make reference to the Title Commitment by noting “see attached,” etc.;
