Specifications include, but are not limited to: The purpose of this contract is for the partial demolition and construction of a horizontal addition and partial renovation to the existing wood-framed Health Services Building, inclusive of the associated Architectural, Structural, M.E.P., and Site Work located at 80 Idlewild Road. Building construction will include the pouring of reinforced concrete spread footings, wood stud bearing and shear walls, and engineered TJI wood joists & plywood. The new double-height space framed by 42” deep wood roof trusses spanning over 40-ft with a slight overhang at both ends. A new interior elevator shaft framed using a reinforced concrete pit and load bearing CMU walls will be added near the front of the building. The existing roof will be re-framed in the rear of the building to create a flat roof housing mechanical units. The new mechanical work includes but is not limited to, a new kitchen exhaust hood with a roof mounted makeup air unit for the kitchen space, a new roof mounted air source heat pump that will provide heating and cooling to the new spaces, and the reconnection of two existing split air handling units. New plumbing of sanitary and domestic layouts, new fire alarm service and fire suppression sprinkler system has been performance designed in support of the updated architectural layout are included in the overall project. The electrical work includes an upgraded electrical service and layout. A new emergency backup generator, to be bid as an alternate. The associated site improvements for the project includes, but are not limited to, the importation of clean fill and site grading, construction of concrete sidewalk, drainage improvements, installation of new water distribution and sanitary sewer systems, retaining walls, parking lot improvements, and associated site restoration work as directed by the Township, in accordance with the project plans and specifications.
