Specifications include, but are not limited to: 1. The Contractor shall provide management, supervision, required labor and plan, schedule, coordinate and ensure effective completion of all work and services specified in this contract. All work will be performed in a professional manner. Contractor shall maintain a clean presentable building as well as preserve a Registered National Historic Landmark. Contractor shall also strive to improve environmental sustainability and human health conditions. 2. The technical requirements are the minimum levels of work and services required. Frequency of cleaning tasks have been established from past experience in maintaining the Capitol. All tasks will be monitored and inspected daily. The work required is specified in Section V.E.1. D-2 Work Schedule and V.E.2. D-3 Work Schedule. Some areas of the building will receive more traffic and soil than others. Contractor agrees to perform all necessary services to maintain a high level of cleanliness throughout all areas. Work required on an “as needed” basis shall be performed as necessary or as requested by the OCC Supervisor. 3. It is imperative that the Contractor’s employees understand the importance of exercising extreme care and proper cleaning techniques in context with the historic furnishings and finishes. Furniture of exceptional quality, purchased for the Capitol in the early 1930s, remains in perpetual service. Building finishes, i.e., walnut doors and trim, marble floors, and wainscots, decorative hardware, chenille rugs, artwork, etc., are to be cared for in a conscientious manner to ensure the perpetual care and use. If any items are damaged by the Contractor, the OCC will establish the value of the item, the cost of repairing or replacing the damaged item and shall be reimbursed by the Contractor.
