Specifications include, but are not limited to: Contractor to replace the existing Trane 20-ton horizontal discharge unit 208V, 3 phase heating and cool unit package gas/electric rooftop unit. Existing unit M: YCH240B3HODD, S: K32100975D located at 2901 Troost Avenue, Kansas City, MO 64109, the BOE building. DEMOLITION 1. Disconnect and remove existing condensing unit and evaporator coil. 2. Remove and dispose of existing 20-ton condensing unit, evaporator coil, piping and accessories. 3. Remove refrigerant and oil from existing units per EPA regulations. 4. Remove existing breakers to be replaced as part of new work. 5. If necessary, disconnect, remove and reinstall existing duct smoke detectors associated with units to be removed. Verify proper operation of fire alarm equipment. NEW WORK 1. Furnish and install new 20ton, horizontal discharge unit, with Trane Voyager 20 ton light-commercial rooftop equipment or equivalent. 2. All roofing cost shall be covered in bid. We use Delta Innovation Services, Inc. for all work associated with roof protection and or curb adapter. 3. Provide professional crane service to remove the existing unit and set the new units. 4. Furnish and install all new refrigerant piping and accessories necessary for operation of the unit. 5. Pressure test and leak check piping. 6. Evacuate system 7. Properly charge system with R410A refrigerant and set TXVs. 8. Make all necessary power/control wiring modifications for new unit. 9. Provide complete operational start up and system checkout. 10. Provide additional electrical connections if required to accommodate new equipment 11. Reinstall existing duct smoke detectors 12. Pressure test and leak check piping. 13. Dispose of any material unclaimed by Owner off site. 14. Provide O&M documents to owner. 15. Provide Owner a review of Start –up and Operational Procedures. 16. We use Control Service Company as our Control System, need to include in your bid. 17. Provide air balance per NEBB standards based on equipment selection values. a) Rooftop unit total supply airflow b) Roof top unit outside air flow (set for 15% of total CFM) c) Provide report to Owner for approval
