Specifications include, but are not limited to: C-1. BABY CHANGING STATIONS: Baby changing stations must be installed in public restrooms. (Ref. G2.10) C-2. RECEPTION AREA C-2.1 Reception window(s) and ledge must be installed between client reception area(s) and clerical area(s). C-2.2 The receptionist should be isolated from the clientele with a solid core door and entry access. C-2.3 The solid core door should be electronically operated and controlled by the receptionist. C-2.4 The reception window and ledge should measure 48” wide X 36” high and 36” high from finished floor. The window should be clear ¼” laminated glass with a 3” speak-hole and a 3” X 14” gap between the ledge and glass. The ledge should be a 16”D high-pressure laminate shelf mounted 36” from finished floor to tip of counter. C-3. EMPLOYEE ENTRANCE: A lighted separate employee entrance must be located to the rear or side of the facility away from the public entrance. A covered entry (approximately 6’ X 6’) for the employee must be provided. A keyess lock (Simplex L1000 or equivalent) with panic hardware and lock guard and closer must be installed on the staff entrance, along with a viewing device. C-4. POWER-ASSISTED DOORS must be provided for both doors of an airlock set on one leaf of each pair of doors in an airlock set at the main entry. Power-assisted door(s) must comply with ANSI BHMA A.156.19-1984. Such doors shall not open to back-check faster than three seconds and shall require no more than 15 LBF (66.6N) to stop door movement. C-5. ENTRY ACCESS/SECURITY SYSTEMS SUPPLIED BY THE LESSOR C-5.1 Access to the facility and suites should be by an electronic control system; by the use of magnetic locks, electric strikes, or equal. Proximity readers capable of reading at a minimum of 4 ½” distance should control access. The system must be capable of recording ingress on all exterior and interior doors. The door access control door jams, and door hardware must be coordinated to provide a reliable security system. Individual doors may be assigned lock and unlock times. System accounts for holidays and weekends. Emergency or fire exit is allowed at all times. Additions/deletions and program alterations may be made from 8:00 a.m. to 4:00 p.m. Monday through Friday by telephone or email. Service available at all times. Battery back-up. C-5.2 The security system should be controlled by keypads placed at the exits to each of the zones. Each zone must be monitored for sound, motion, and temperature in the main data/phone room. Each suite is a zone. C-5.3 The first 50 programmable cards should be provided. C-5.4 The access/security system must be monitored off-site. The tenant will pay the monthly monitoring charges after installation. C-5.5The Lessor must pay for the monthly maintenance charges.
