Specifications include, but are not limited to: Replace finishes on the third and fourth floors as designated in the attached floor plans and work described below: • Remove painted and unpainted wallcovering as shown on floor plans • Mold abatement is required at perimeter walls included in the scope of work and as defined by the attached Department of Environmental Health and Safety (DEHS) report. Indicate during pre-construction services and in your Guaranteed Maximum Price (GMP) if this abatement will be included in your scope of work. • Currently there are no University reports on suspected, lead, asbestos, PCB in the area of work. Note during your pre-construction services and in your GMP if abatement of these hazards are included in your scope of work. • Move/Lift cubicles to accommodate wallcovering removal, abatement, painting, carpet and base removal, carpet installation and carpet base installation • Existing carpet, base, pad, transitions disposal (include chain of custody for disposal) • Prep walls and floors to accommodate new finishes • Phase project and coordinate with the building occupant to minimize disruptions. Work with the client to develop phasing plan and schedule • Paint wall as indicated by floor plans • Installation of new carpet, transitions and base from U of M Interior Finish Standards (Mannington Valley Ford, Elephant 13396 24"x24" Brick Ashlar Install) Carpet base TBD • Provide temporary dust protection between phases • Assist in moving occupants including supplying labels, totes and carts. Move all furniture, fixtures, computers, office equipment, etc. for each phase to temporary space provided on the 3rd or 4th floors as directed by designated department coordinator. Includes moving back to newly finished locations. • Coordinate with the Facilities Management District to disarm and rearm smoke detection devices daily for dusty work (no alarm service can be disable overnight) • Protect the air handling system to eliminate dust and smells from entering the air distribution system during the renovation • Provide 100% site supervision during the project • Work with the client to coordinate voice and data disconnects and reconnects as needed. • Electrical disconnects and reconnects to accommodate work (possibly only for cubicles at perimeter walls) • Move large office equipment (this must be coordinated with the department coordinator) • Work should be completed during normal business hours • Provide 2% attic stocks for all finishes. These shall be stored at the building and delivered to the area designated by the department, • Furnish and install ADA compliant transitions
