Specifications include, but are not limited to: a. Develop the programming needs b. Meet with building users, reviewing space and adjacency requirements c. Provide assessment of the existing building (house) on site. d. Develop a conceptual design and cost estimates, e. Reconcile with OPM - conceptual estimates, design development, 50% construction documents, value engineering suggestions and resource prioritization f. Review OPM prepared schedules and provide input as necessary based upon the design concepts developed. g. Work with OPM and owner to develop detailed project-specific quality control program. h. Assist in the prequalification of contractors, review bids and assist in final selection. i. Assist in the prequalification of subcontractors and bid review. j. Assist in compiling documentation to secure construction funding k. Oversee the demolition of existing building (s) if warranted by the assessment
