Specifications include, but are not limited to: a) Construction of the Premises. Landlord, at Landlord’s sole cost and expense (except as otherwise specifically provided in this Lease), must furnish all labor and materials necessary to construct the Premises in accordance with this Lease, including, by way of example and not limitation, all site work, installation of utilities, renovation or alteration of existing structures, and new construction. (b) Working Drawings; the Landlord’s Improvements. Landlord must cause Landlord’s architects to prepare, at Landlord's sole cost and expense, Working Drawings for all such work to be completed by Landlord upon the Premises (the "Landlord's Improvements"). Said Working Drawings must fix and describe in reasonable detail the location, dimensions, and character of all of the Landlord's Improvements and must include, at a minimum: stamped architectural drawings; electrical, plumbing, HVAC, and landscaping plans; and specifications and general requirements
