Specifications include, but are not limited to: A. Roof: 1. Remove and replace existing slate roof and roof decking or lap board per code. Roof decking shall be replaced with 5/8” plywood sheathing with water barrier. The rear chimney shall be removed to below the roof decking. 2. Architectural shingles shall be installed. Shingles shall have a minimum 50-year rating. Color shall be determined after award. 3. Repair or replace all damaged or rotted wood, rafters and joists as required. This work shall include all wood blocking for rafters, crossbeams or joists as required. 4. Furnish and install miscellaneous trim metals to cover expansion clips, hurricane ties or other miscellaneous items necessitate. 5. Patch and repoint the front chimney of the structure. 6. Furnish and install R-36 batt insulation along the underside of the roof. 7. Furnish and install insulation vent between the insulation and roof decking. B. Exterior building restoration: 1. Repoint brick walls as necessary. See attachment 1 for details. 2. Remove gutters and down spouts. 3. Replace porch soffit with vinyl soffit system. 4. Replace porch guardrail with PVC rail system. 5. Patch, repair and repaint porch structure & decking. Lead paint is present on the porch. (See Bid Item No. 108) 6. Replace under-porch wood lattice with PVC lattice white in color. All surrounding wood shall be painted white. 7. Install two (2) ADA compliant wood porch staircases as indicated in the attachments. 8. Replace porch entrance stairs and add a ramp on the Light Street side entrance. 9. All exterior stairs and ramps shall be ADA compliant. 10. Replace stairs on the Newton Street side of the building (North Side).
