General responsibilities of the Prime Contractor for maintenance and operation of the mechanical, electrical, plumbing and structural systems of the Building, including labor and materials shall be within the scope of the following definitions of work: 1. Maintenance – Work required to ensure dependable and proper operation of Building systems for their designated purposes and expected life cycle. 2. Emergency Maintenance – Unscheduled work that requires immediate action to restore service or to remedy imminent problems that may interrupt activities of Building occupants or present damage to one or more of the Building’s system components. 3. Routine Maintenance – Scheduled, repetitive work to provide continuous service in support of activities of the Information Center, such as housekeeping.
