Specifications include, but are not limited to: Contractor is to supply all labor and material to perform the following duties: • Annually prepare all campus boilers for State inspection after the heating season is over, May or June including cleaning both fire and water sides, installing gauge glasses, gasketing and make necessary repairs to fire box. Clean flue and intake piping as necessary. • Prepare all boilers for seasonal operation in September of each contract year including cleaning and adjusting burners to ensure peak efficiency utilizing a Bacharach or similar combustion analyzer, checking all pumps and valves (including relief, control and pressure regulator valves) for leaks and proper operation. Lubricate pumps and motors per recommended practice. Provide the school with a written report of the combustion analyzer report. • Perform a system check of items listed in Appendix 1. Technician is required to spend a minimum of eight hours on preventative maintenance by on-site technician per month. Failure for technician to perform (8) eight hours work per month will be pro-rated for deductions. • Clean and prepare all campus chillers and cooling towers in March of each contract year. Contractor is to provide the proper shutdown of the chillers and the cooling towers after the cooling season in October or November, according to Manufacturer’s procedures. This includes flushing of all water systems, check cooling tower fan belts (replace as necessary) and motors, brushing of all tubes as per Manufacturer’s recommendations, cleaning strainers, change water filters, checking pumps, controls and control valves and piping for proper operation. Change oil and dryer filters both external and internal annually. Perform an annual laboratory oil analysis for each chiller. Provide the school with a written report on the oil production. Check refrigerant levels in each unit and add refrigerant to appropriate levels. Make necessary adjustments to systems to ensure that they are operating at maximum efficiency. Perform vibration testing annually and provide MSDC with a written report • Perform a system check once a month during the cooling season and clean strainers and cooling tower basins as necessary. Technician is required to spend a minimum of eight hours on preventative maintenance per month. These inspections should occur mid-month, i.e., the second or third week of every month. • Provide rates for time and materials if oil change is needed and approved by school.
