Specifications include, but are not limited to: An experienced, licensed contractor to perform the following services pertaining to the Property: maintenance, repair, and operation of property; building management; renovation and repairs, including construction management; marketing and leasing of the 21st floor International Conference Center conference rooms; preventive maintenance, repair and operation of HVAC (to a limited extent, subject to being increased if MPA accepts Add Alternate 1 – see Section 4.3.6 and Exhibit 15), operation of HVAC; preventive maintenance, repair and operation of electrical, plumbing, fire protection system, generator, elevators, and other building components and systems; and property maintenance services such as janitorial, security (guard and internal access), landscaping, maintenance of drainage systems and components, pest control, snow removal, refuse removal, recycling; and all other services and goods reasonably required in order to fulfill the intent of this RFP.
