Specifications include, but are not limited to: A. This Section includes general description of the project: Replacement of Cooling Tower at Workforce Technology Center, Baltimore, Maryland. Cooling tower is located on the roof. The work will require removal and replacement of a cooling tower and associated piping, controls, supports, etc. It also includes the replacement of existing electrical starters, disconnect switches, pushbuttons etc. as well as associated wiring and raceways shown on the drawings. Includes associated architectural, and structural alterations work. B. The contractor shall be responsible to coordinate with the user, for the staging areas, and rigging of the cranes for unloading, dismounting, lifting of new equipment, and hoisting and loading of existing tower and other accessories. C. All work must be thoroughly coordinated with the Owner as the facility will remain operational during the entire construction period. Work is expected to be performed on working days (Monday thru Friday) during regular hours and on weekends and/or nights as feasible to accomplish completion within the specified time period. All costs associated with overtime at nights and/or weekends must be included in the base bid. D. The contractor shall have all project work completed for acceptance by the Owner/Department of General Services within 4 months and 0 days from notice to proceed. 1. Providing new cooling tower as shown on the drawing. 2. Providing new controls related to the cooling tower being replaced, where needed for complete working control system. 3. Removal of existing condenser water, drain, and make-up water pipes and providing new piping as shown on the drawings. 4. Remove existing starters/breakers in motor control center, variable frequency drives, disconnect switches and associated wiring and raceways. Provide circuit breakers, new variable frequency drives, new disconnect switches, and all associated branch circuit wiring and raceways as shown on the drawings. 5. Testing, adjusting, and balancing of entire central chilled water cooling plant including existing chillers, primary-secondary chilled water pumps, condenser water pumps, cooling tower, etc. and chilled water distribution system. Contractor shall make provisions for testing and measuring the existing condenser water flows through the system prior to starting demolition. These tests shall be performed in presence of the Owner’s/DGS representative and reported to Owner and Engineer of record. The renovated systems shall be adjusted and rebalanced to the reported design values. 6. Commissioning and start-up of new equipment and controls shall be performed by the equipment manufacturer’s factory-authorized representative. This shall include demonstration and training of Owner’s maintenance and operation personnel. 7. Include all cutting, patching, and finishing of the walls/partitions, floors, roofs, and ceilings affected by the performance of the project work to match existing materials and finishes which maintaining all existing warranties. Include provisions for the protections of existing systems, furniture, furnishings, and equipment to remain. Include any architectural and structural work required for the performance of the project work. 8. Remove all building systems and equipment that are no longer required. Nothing should be abandoned in place. Include freight, delivery, installation, and inspection of tie-ins, manufacturer's start-up services, commissioning, decommissioning, code required independent inspections, and/or demolition removal requirements as indicated in Construction Documents. Prior to proceeding with any demolition, all demolition work shall be coordinated with Owner and any salvaged equipment shall be returned to the Owner. Remove, safe-keep and reinstall any equipment deemed to be reused. 9. LEED is not part of the project scope. 10. Perform associated structural work to accommodate all aspects of the work identified herein; inclusive but not limited to equipment support, roof/wall openings.
