Specifications include, but are not limited to: A. The Contractor will review all data furnished by the sponsor, including records, files, plats, maps, and exhibits. This data will be used to determine the extent of previous work and to assist in developing a work plan and schedule. In addition the contractor will perform all additional land records research to ensure that there is a minimum possibility of future boundary line conflicts. This effort shall be coordinated with the title attorney. B. The contractor will make diligent efforts to locate all physical evidence which could affect the location of the boundary lines. Internal and external "tie lines" which are necessary to determine the location and placement of the easement boundary lines are to be performed by the contractor without a specific pay item. This work is considered part of the overall work performed in establishing an easement boundary. Any evidence of encroachments or possible adverse possession claims shall be located i.e., fence lines, roads, buildings, etc. Through the compilation above and using sound survey principles and techniques the contractor will weigh the physical evidence and other data to interpret the intent of these legal descriptions to establish the location of the easement boundary A. Control for the survey will be based on Maryland State Plane Grid Coordinate System (NAD83/91) with direct ties to the State of Maryland’s HARN Network. B. All surveys will meet or exceed the Accuracy Standards for Department of Natural Resources Surveys as defined in SECTION III of this document. C. All field surveys will be under the direct supervision of a Maryland registered surveyor. This surveyor will sign and seal the final survey plats. On site inspections will be performed on a regular basis by this surveyor. D. The Easement descriptions will be tied to at least two corners of the property in which the easement is part of. E. A 5/8" Rebar and Cap (30" in length) will be placed on each corner of the easement boundary if not an original recovered corner. When intersecting State and County highway rights-of-ways corners shall be marked with a rebar and cap at the limit of the right-of-way. When a property line intersects a shoreline monuments are to be set 10 feet before intersecting the Mean High Water mark F. All new monumentation, shall bear the stamp of the property line surveyor who signs and seals the plats.
