Specifications include, but are not limited to: It shall be understood that compressors, chillers, condensers, couplings, refrigerants, all safety devices, controls and other devices located on the equipment are included in the scope of this agreement. The work shall also include interlocking controls, such as relays, flow switches, all interconnecting refrigerant piping, insulation on the equipment and refrigerant piping, all capacity, temperature and pressure instruments and devices, which monitor or control the equipment, electric wiring from the main motor starter to the motor, the main motor starter and air-cooled condensers and their fan motors and starters. The contract will not cover underground piping, wiring or any electrical boxes (except as noted above) located outside the units control panel. The successful bidder is not responsible for any loss or damage of equipment due to voltage over/underloads or excessive voltage imbalance. The contractor shall make regular preventative maintenance inspections, furnish emergency service between regular inspections and furnish a written report following each inspection or repair interval on the following. The contractor will keep a PM log & schedule for all equipment. The log & schedule will be made available/provided to KEC & KICC. Emergency and unscheduled service calls (between regular scheduled examination and/or shutdown overhauls) shall be included in this contract and performed by the contractor at no additional charge to the owner. Emergency and unscheduled service calls shall be performed on a twenty-four (24) hour basis to the using agency, Overhaul type of repairs may be required as a result of any type of service call and shall be included in this contract at no additional charge to the owner.
