Specifications include, but are not limited to: A. The design shall incorporate drawings and specifications for roofing repairs and a complete coating system specific to this project. Manufacturer’s standard details will not be acceptable unless they are modified for specific project conditions. An overall roof plan with referenced details is required. B. Staging and access location to the roof will need to be approved by the Metro Government. The contractor shall access the roof from the exterior. All roofing materials shall be transported to the roof from the exterior. C. The removal of the existing obsolete/abandoned curbs, equipment, and translucent panels and the delivery of the components of the new coating system are to be from the exterior of the building. D. The new roof coating system is to be a comprehensive elastomeric acrylic system suitable for application over the existing metal roofing. Include cleaners, primers, sealants and finish coating as recommended by the coating manufacturer. E. Roof Area “A” (Main Bldg.) 1) Remove all abandoned/obsolete curbs, equipment, gas line vents, and previous patches as identified (X) on the Schematic Roof Plan and/or marked with paint on the roof. 2) Remove all abandoned/obsolete cabling. 3) Remove the abandoned gutter hangers adjacent to roof area “B”. Patch remaining screw holes (install new roofing screw). 4) Patch in the resulting openings in the metal roofing with new metal roofing panels that match the existing roof panels. The new roofing panels shall span the existing purlins (at a minimum). 5) Properly prepare the metal roofing for the installation of the new coating system per manufacturer’s instructions. Protect surfaces that are not to be coated. Retighten, secure, and/or replace all fasteners as necessary. Remove existing coatings & mastic that are not compatible with new roof coating products. Seal cracks, joints, seams, penetrations, etc. per manufacturer’s requirements. 6) Install the elastomeric acrylic coating system. Include cleaners, primers, sealants and finish coating as required by the coating manufacturer. The gutters are not to be coated. Coat the base of roof mounted equipment to ensure a watertight transition. 7) Provide a Contractors Full System Warranty covering workmanship and materials for a period of two (2) years on the entire roof coating system. 8) Provide a Manufacturer’s Full System (NDL) warranty covering workmanship and materials for a period of Ten (10) years on the entire roof coating system.
