Specifications include, but are not limited to: SECTION 1: BACKGROUND The Premises is located at 9825 E. Fifth Port Drive depicted in Exhibit 1. The building was built in 1970. The building is approximately 20,790 square feet. Zoning – Article 33 Airport Service and Support District. Maintenance –Tenant shall be responsible for all usual and necessary repairs to building, structures, and fixtures on the leased premises, including, but not limited to, the foundation, building supports, exterior walls, doors, roof, plumbing, HVAC, and electrical systems. Utilities – tenant shall pay all utility charges in connection with the leased premises. Alterations – tenant shall not make any alterations without prior consent of the City. Insurance – tenant shall procure and maintain Tenant agrees to procure and maintain a comprehensive liability insurance policy covering bodily injury, death and property damage. Assignment or Sublease – Tenant shall not assign or transfer the agreement nor sublease the property prior to written City consent.
