Specifications include, but are not limited to:Contractor shall furnish all materials, parts, tools, equipment, labor and supervision necessary to provide full maintenance services including but not limited to: cleaning, lubricating, inspection, adjustments, tests, parts replacement, and repairs necessary to maintain the elevators in continuous use at their established capacity and efficiency for their intended purpose. Elevators shall be maintained in the best operating condition that enables them to match their initial performance ability. Preventive Maintenance service and inspections shall be done by the contractor on a monthly basis. The contractor shall repair and replace conductor cables and hoist-way and machine room elevator wiring as required; check the group dispatching systems and make necessary tests to insure that all circuits and time settings are properly adjusted and the system performs as designed and installed by the original manufacturer; maintain parts cabinets for the orderly storage of replacement parts in the machine room and preserve manufacturer’s engineering wiring diagrams for the term of the contract. MONTHLY: • Clean and inspect Machine Room. • Perform general inspection of the machinery, pumps, piping, drive, valves selectors or floor controllers when used. Lubricate as required. • Empty drip pans, properly discard oil, and check reservoir oil level. • Inspect and lubricate machinery, contacts, linkage, and gearing. • Clean and inspect controller, selectors, relays, connectors, contacts, etc. • Ride car and observe operation of doors, leveling, reopening devices, smoothness, etc.; make needed adjustments. • If rails are lubricated, check condition and lubrication and service lubricators. • Remove litter, dust, oil, etc. from all machine room equipment. • Clean trash from pit and empty drip pans, properly discard oil. Examine plunger seals and correct excess leakage. • Observe operation of elevator throughout its full range and at all floors it serves to test controls, safety devices, leveling, re-leveling, and other devices. If creeping is excessive, determine cause and correct it. • Check door operation. Clean, adjust, and lubricate brake, check linkages, gears wiring, motor, check keys, set screws, contacts, chains, and cams. • Inspect interior of cab. Test telephone or communication system, emergency lights, fan, emergency call system or alarm, miscellaneous hardware, control panel, etc. • Inspect hoist-way and pit. Clean and lubricate equipment as required. Service guide rail lubricators. • Test mechanism. Observe operation of motor and pump, oil lines, tank, controls, plunger, packing, etc. • Test manual and emergency controls. • Check oil level in car and counterweight oil buffers; add oil as required. • Check packing glands of valves and cylinder. Tighten to prevent loss of fluid if necessary. • Visually inspect controller, contacts, and relays. Check adjustment and replace contacts as required. • If equipped with fire fighter service. Initiate Phase I recall and operate on Phase II for at least two floors.
