Specifications include, but are not limited to: 1.1.1 Contractor/Vendor will perform repair (as needed) and preventive maintenance (quarterly inspection and annual testing etc.) to the facility’s Wet Chemical Sprinkler System including all items needed to perform the inspections and materials and labor for all needed repairs for the Wet Chemical System parts located at Robinson Correctional Center. 1.1.2 Contractor/Vendor will perform quarterly inspections and an annual test on the sprinkler system to include if applicable van-type water flow alarms, water motor gongs, valve tamper switches, sprinkler supervisory switches, and annual test on all water flow pressure switches. Flow testing shall include the opening of each inspector’s test valve to activate water flow alarm devises. Annually, the Contractor/Vendor will visually inspect all accessible sprinklers, sprinkler piping, fittings, hangars and seismic bracing from the flow level and perform the following: 1.1.2.1 Check for signs of leakage, corrosion, improper loading, misalignment, physical damage of sprinkler heads. 1.1.2.2 Check for proper sprinkler head orientation and for any obstructions to the sprinkler spray pattern. 1.1.2.3 Check all gauges and control valves for proper operation. 1.1.2.4 Exercise all valves and lubricate all valve stems as needed. 1.1.2.5 Check all hose connections and inspect fire department connection during each scheduled inspection. 1.1.2.6 Clean the strainer. 1.1.2.7 Flush underground lead-in connections. 1.1.2.8 Perform a 2” main drain test annually and record static and residual pressures. 1.1.2.9 Test Freezing point and adjust as necessary antifreeze solutions if applicable. 1.1.3 Contractor/Vendor will furnish a written report certifying such tests and inspections have been completed documenting any deficiencies found which may require corrective action.
