Specifications include, but are not limited to: provide full maintenance services, including but not limited to, cleaning, inspection, adjustments, tests, parts replacement, and repairs necessary to maintain the elevators. ; a. The contractor will at all times maintain the elevators in the best operating condition that enables them to match their initial performance ability as originally specified by the equipment manufacturer or most recent upgrade specification including but not limited to: acceleration, retardation contact speed as specified per minute, with or without full load, floor to floor time, and door opening and closing time. Air Conditioning Equipment ,Fire Alarm Systems including remote data communication, Wi-Fi connection, associated PC programming, Emergency Telephone System, elevator program/data processing equipment and associated wiring/wireless connections must also be maintained and operating. Should power outage occur in building, elevator(s) must go back in operation when power restored to building. b. The contractor must also regularly and systematically examine, adjust, lubricate as required, and if conditions warrant, repair or replace with genuine manufacturer’s parts; machine worm gear, thrust bearings, drive sheave, drive sheave shaft bearings, brake pulley, brake coil, brake contact, linings and component parts; motor and motor generator, motor winding's, starting element commutator, brushes, brush holders and bearing; controller, selector and dispatching equipment; all relayed solid state components, resistors, condensers, transformers, contacts, etc.
