Specifications include, but are not limited to: In considering the prospect of private management of the facility, the City hopes to obtain professional management and marketing services for the facility which will increase utilization of the Cultural Arts Center and enhance the associated economic, cultural, and social benefits for the community. This proposed private management function provides an organizational structure which is designed to be flexible, integrated, and geared to safeguard the assets of the City of Savannah. Contract management is an option that allows the City to retain sufficient control and provides for appropriate cultural services delivery to all stakeholders. Operating objectives include contracting with a firm to operate the Cultural Arts Center, provide quality customer service, innovative marketing efforts, facility maintenance, and upkeep, as well as works cooperatively with local agencies to maximize event activity and operating efficiency of the facility. The successful proposer shall furnish all management, supervision, labor, and any and all other services required by the City, consistent with generally accepted operations of a first-class public assembly facility. Manage and bear all costs associated with the daily operations of the Cultural Arts Center in the most efficient and profitable manner including, at a minimum, the following: a. Custodial and building maintenance services b. Security c. Booking/scheduling events d. Sales and marketing e. Advertising/sponsorship f. Minimal concessions g. Event setup and take down h. Event coordination/supervision i. Arts, cultural, and community development programming j. Program scheduling, development, and production execution k. Staff scheduling l. Facility rental m. Parking plan n. Information services o. Web site maintenance p. Financial and administrative services such as accounting, budgeting, purchasing, personnel, and contracting of all outside services and include payment processing mechanism and deposit of funds
