Specifications include, but are not limited to: A.Design and Pre-construction Phase 1.Develop a major task-based Critical Path Method (CPM) schedule to include all activities required of the team for the CM At-Risk to meet the Project goals, as well as methods and sequencing of construction. 2.Develop requirements for safety, quality assurance, and schedule adherence. 3.Perform a constructability review of the construction documents. 4.Perform maintainability review of the construction documents. 5.ProvidedetailedconstructioncostestimatestoachieveOwner’sbudget.6.Provide analysis of different construction methods in each major trade group for potential quality, cost, and schedule enhancements. 7.Develop cost model for facility to be utilized during design. 8.Develop budget to be maintained throughout construction. 9.Develop value management options. B.Bidding and Award Phase1.Arrange bid packages to include sample contract. 2.Provide (with team recommendations) bid packages for GMA review and approval. 3.Develop requirements to ensure time, cost and quality control during construction. 4.Provide a provisional CPM schedule for issuance with bid packages. 5.Identify bidders and generate bidder documents. 6.Schedule and conduct pre-bid conferences in conjunction with the Architect. 7.Advertise and distribute bidding documents. 8.Monitor bidder activity. 9.Review and analyze bids. 10.Update schedule.
