The existing fire sprinkler system is in poor condition and in need of replacing in order to bring the facility back to optimal operational status. Work of this project includes the demolition of existing fire sprinkler systems, standpipe system and associated fire pump serving the Anchor Garage, and the installation of a new automatic wet-pipe sprinkler system; automatic standpipe system with diesel driven fire pump and electrically driven jockey pump including new double detector check valve assembly connected to existing water supply and replacement fire department connections in accordance with NFPA 13, 14, 20 and 24. The project also includes electrical work necessary to disconnect existing fire pump controller, jockey pump and jockey pump controller and make necessary connections to proposed new equipment (fire pump controller, jockey pump and jockey pump controller) to existing electrical circuits, as well as upgrades to the existing fire alarm system generally consisting of the disconnection and reconnection of existing flow and tamper switches, as well as provisions for new flow and tamper switches compatible of the existing fire alarm system, including all required testing and system certification upon completion of work. The contractor is hereby advised that portion of existing system serving the existing ground level retail spaces shall remain operational at all times during demolition of the existing and installation of new portion of the system serving the garage, including the replacement of the existing fire pump.
