Specifications include, but are not limited to: The County is looking for the following property features: 1. Must be located within the boundaries of Larimer County. 2. Must be located out of floodplain and floodway areas. 3. Must be a minimum of 30 acres, but not larger than 40 acres. 4. Should be adjacent to, or near, Fort Collins, Johnstown, Loveland, Timnath, or Windsor. 5. Close proximity to Interstate 25 is preferred. 6. Rail spur availability onsite or adjacent to the property is preferred. 7. Developed property is preferred; at a minimum the street adjacent to the property should include utilities of water, sewer, electric, natural gas, and telephone. 8. Should be located along an approved Platte River Power Authority’s (PRPA) fiber (if the proposer is unable to determine whether or not their site is located along PRPA fiber, the County will work with PRPA to make this determination during the review of proposals). 9. By June 1, 2019, the parcel must be a clean site/pad ready condition, free of all buildings and structures and with any/all environmental remediation completed in full. 10. Must be able to transfer full land ownership to Larimer County within a reasonable timeframe (vendors shall state in their proposal what the expected timeframe for transfer is).
