The City of Leadville is accepting Bids from qualified firms to furnish all labor, equipment, supplies, and
material as necessary for the exterior rehabilitation of the historic Tabor Opera House located at 308 Harrison Avenue, Leadville, CO 80461, as stated in the Project Manual and Drawings included with this Invitation to Bid.
The Tabor Opera House is a contributing structure in the Leadville Historic District, which is a National
Historic Landmark District. All work shall conform to the standards established by Secretary of Interior
Standards for Rehabilitation, the Secretary of the Interior’s Standards and Guidelines for Historic
Preservation and Archeology, and the Secretary of the Interior’s Standards for the Treatment of Historic
Properties.
Recognized by CPI as a Most Endangered Place in 2016 and the recipient of a Save America’s Treasures grant, the Tabor Opera House in Leadville is now undergoing a significant rehabilitation, thanks to funding from organizations including History Colorado, DOLA, Partners in Preservation, and the National Park Service. The rehabilitation of the masonry and windows on the west (front) and south
elevations are planned to begin during the Spring of 2020. Both building components are highly
deteriorated, requiring skilled craftspeople to carry out the work. The preservation of a ghost painted
sign, the replacement of three doors, and the rehabilitation of a pair of doors are also planned.
Consequently, the City of Leadville, Colorado is requesting bids from qualified bidders to submit a
Stipulated Lump Sum Proposal for furnishing all labor, materials, services, and equipment necessary for construction of the work as shown on the Drawings and included in the Project Manual for the Tabor
Opera House, Phase 1: Rehabilitation of Exterior Envelope, dated February 26, 2020.
It is imperative that the General Contractor and Subcontractors have past experience working on historic buildings. It will be necessary to provide the names of four or more projects listed on the National Register of Historic Places, the Colorado State Register of Historic Properties, locally designated, or contributing to an historic district and of similar nature and scope to this project that have been completed within the past ten years and that were in compliance with the Secretary of the Interior’s Standards for the treatment of Historic Properties. Similar scope items include historic brick and stone masonry rehabilitation, architectural cast stone, historic window and door rehabilitation, and painted ghost sign restoration. It will be necessary to list the similar historic preservation trade skills or construction practices associated with each referenced project.
