RFTA seeks proposals from qualified firms to provide professional property management services for RFTA employee housing in Glenwood Spring and Carbondale. Employee housing is vital to the success of the organization. The firm will be expected to work closely with RFTA staff in managing the
property in a professional manner.
To provide affordable, long term housing to its employee’s, RFTA is purchasing the Rodeway Inn, located in Glenwood Springs, in November 2022 with the plan to renovate the hotel into employee housing. RFTA seeks a qualified firm to provide professional property management services for the Rodeway Inn.
RFTA plans to renovate the hotel rooms at the Rodeway Inn. Renovations include adding kitchenettes to each room, fire suppression and alarm systems, and laundry facilities at the property. At this time, it is expected that the hotel will remain unoccupied until the renovations process is completed in the fall of 2023. It is possible that RFTA may use some of the motel rooms on an as-needed basis in “as is” condition until the remodel work can be designed, permitted, and
constructed.
RFTA will generally be using the Rodeway Inn as housing for its seasonal employees for the winter and summer season. There is an influx in rentals during September, October and November as staffing levels increase for the winter season, and an exodus of seasonal employees at the end of the winter season in April. Staffing levels also increase for the summer season beginning in May, although this is not as pronounced as the winter season staffing increase.
RFTA is also considering including other employee housing properties RFTA owns in Carbondale (Parker House Apartments and Main Street) to the contract if it is advantageous for RFTA to do so. These properties will be included in offeror responses as “add alternates” and may be added to the contract if deemed in RFTA’s best interest to do so.
