22489 Remodel - CDOT KOA 2nd Floor Interior Remodel

Qualified General Contractors are invited to bid on an interior remodel of a restroom and office area at an existing CDOT office building in Aurora, Colorado. The area of work is approximately 3,850 square feet. Demolition includes demolishing existing interior walls, ceilings, doors, fixtures and finishes within the area of work. New construction includes interior walls to create a new divisible training room, conference room, mechanical room and break area. The women’s restroom will also be remodeled and shall receive new fixtures and finishes. The men’s restroom shall receive new accessories. New carpet, VCT, acoustic ceiling tile and other finishes shall be provided throughout the area of work.
 
Electrical work includes demolishing existing light fixtures and receptacles, and adding new light fixtures, power and data receptacles to the area of work. Floor boxes shall be provided in the new training and conference rooms. Mechanical work includes demolishing existing ductwork and providing a new roof top unit and ductwork to supply the area of work. Contractor shall perform a test and balance of the new roof top unit and ducting system. Plumbing work includes demolishing two existing kitchenettes, one water fountain and existing fixtures in the women’s room. New plumbing work includes a new kitchenette, a new ADA compliant high/low electric water cooler and new fixtures in the women’s room. A new gas line shall be provided to the new roof top unit from the existing gas meter on grade.
 
The owner is using a separate contractor to demolish certain walls, flooring and fixtures as noted in the drawings. This work will abate existing asbestos and shall be completed prior to this project’s notice to proceed.
