Colorado Mountain College is requesting quotes from qualified firms and/or individuals to furnish all materials, labor, equipment and related services required to perform biannual preventative maintenance of HVAC equipment and service located at each of the 12 CMC sites. Contract will be effective July 1, 2018. The equipment to be maintained is listed in Attachment A.
− Preventive Maintenance: Preventative maintenance (PM) on the equipment listed in Attachment A will be scheduled by the contractor and site manager to be performed in accordance with the manufacturer’s recommendations on a fixed price basis. All PMs to be completed in 60 days from start date of campus wide PMs. A water analysis will be completed on boilers and chillers when PM is completed
− Service Work: Will be on a time and material rate with an emergency response time of 4 hours or an agreed upon time with the site manager. Please list all labor rates, truck charges and mark up on parts and any other applicable charges per site. Each site and the site manager are listed on Attachment B
− Additional Hours: Provide cost for 500 hours of work to be used for service work and time & materials. Contract hours can be adjusted each year the contract is renewed. Contract hours transfer from year to year of contract.
− Contract Term: Negotiable; one to three years. The contract shall include, along with standard terms and conditions, the following:
o Training - Provide 4 hours of training twice a year at a CMC location for college maintenance personnel on subject agreed upon by CMC Facilities Director and contractor.
o Allow CMC personnel to accompany contractor’s service tech on PM to observe and ask questions on their equipment.
− Excluded: Filter changes and PM on fan coils in our residence halls on the 3 residential campuses, (Steamboat, Leadville and Spring Valley near Glenwood Springs). All other work required to perform the PM on equipment in the residence halls should be included. The fan coils are not listed on the equipment list.
