Specifications include, but are not limited to: 1) Use: The permitted use under the Lease is for providing barbering and cosmetology services exclusively for the residents of the Yountville Veterans Home. 2) Premises: Approximately 135 square feet of retail shop space. 3) Rent: Rent shall be quantified by Prospective Bidder in the proposal escalated annually by 3%. 4) Utilities: Awarded Bidder shall be responsible for ongoing monthly cost of electric and water service. 5) Parking: On-site parking stalls shall be made available for the tenant. 6) Profits: Contractor shall keep all profits. 7) Maintenance/Repairs: A Summary of Operation is required to be executed in conjunction with this agreement. 8) Possessory Interest: The Awarded Bidder is required to pay possessory interest taxes on the assessed value of the leasehold interest. 9) Assignment/Sublease: The Awarded Bidder shall not assign, sublease or transfer this lease without first obtaining the written consent of the STATE. 10) Licensing: Awarded Bidder agents and employees shall be licensed by the State of California, Department of Consumer Affairs, Board of Barbering & Cosmetology.
