Specifications include, but are not limited to: A. Services shall include all work necessary to keep an existing refrigeration, heating, or air conditioning system operational, including charging, testing, and changing motors, all types of controls (Pneumatics and Automated), electronic control circuits, energy management, compressors to the connecting of County equipment. Contractor shall also be required to service newly developed systems relating to removal, addition or control of heating or humidity, including the setting, handling and changing of such equipment. This also includes installs and service of air conditioning and refrigeration on industrial, commercial and residential packages, built up and remote systems, and all incidental work such as replacement parts, pipe, tubing or electrical wiring/components. 1. Contractor shall supply, install and make necessary connections/hook-up for all like for like equipment replacement as per manufacture specifications/requirements to the satisfaction of the County. Contractor must obtain written permission from the County’s project manager or designee prior to any structural or joist work. 2. Contractor shall be responsible for all equipment installed by the Contractor is inspected and all required as-built drawings and manuals (service manual) are submitted to the County upon final testing and acceptance by the County. 3. Contractor shall performed work under the contract warranty provisions. Responsibility for repair begins at the completion of work assigned or when the job is accepted by the County, whichever occurs first. B. Contractor must have the resources to perform repairs on but are not limited to the following types of equipment: • Package units-cooling only/heat pump/gas packs o 1.5 tons-50 tons up to box cars that go to 100 plus tons, o d/x cooling, o chilled and hot water coils • Air handler units, fan coil units and paint booth/shop heaters o D/x cooling, o chilled and hot water coils and o stand-alone heaters • Split systems (residential/commercial) cooling only/heat pump/gas packs & wall hung Starting at 1 ton and up • Chillers Centrifugal, magnetic levitation oil-free centrifugal and air-cooled chillers. • Medical Refrigeration reach-in units’ (i.e. Follett; Panasonic; Helmer, etc.) • Low temp/refrigeration/food services Walk in refrigerators/freezers, ice builders, ice machines, thaw out boxes and evidence cases including but not limited to repairs and replacements: i.e.: manufacturer: ColdZone unit. • Building automated controls, pneumatics, vav’s, hot and chilled water coils and all associated control equipment/material The majority of County HHS automated systems are Schneider Electric and affiliated Companies. Contractor shall be responsible for the non-software related repairs of all unitary HVAC/R components and mechanical instruments associated (excluding proprietary material/components) with the systems operation.
