Specifications include, but are not limited to: The objective of this Task Order is to prepare detailed design for the new maintenance facility and warehouse, as well as the parking and landscaping modifications. Selected Contractor will construct the project from permitted contract documents that accomplish the project goals and meets City’s expectations. The project design team will be composed of the following: Architect – create the concept and integrate the technical disciplines with innovation and creativity. Structural Engineer – ensure adequate serviceability requirements including floor vibration control and adequate performance of non-structural components. Mechanical, HVAC and Plumbing Engineer – create efficient support systems and environmental controls. Electrical Engineers – ensure adequate power and control requirements and components are included. Building Commissioning Contractor – ensure that all building systems are fully functional and operational, properly tuned, ready for occupancy and fully comply with mandatory Los Angeles Green Building Code (LAGBC) requirements and achieve the Leadership in Energy and Environmental Design (LEED) target LEED Gold certification. Other consultants as required – Life safety and fire suppression, security, landscape architecture, etc. The scope of the DCTWRP Maintenance Facility Expansion project involves: Demolition of existing maintenance facility buildings Construction of new 3-story maintenance building (approximately 37,000 SF) Construction of new 1-story warehouse building (approximately 11,000 SF) Modifications to parking areas Modifications to landscaping areas
