Specifications include, but are not limited to: It is the intent of the Sponsor to make a provisional selection of a General Contractor or affiliation of multiple General Contractors to work on the 7th & Brannan Street project (also known as 600 7th Street and referred to henceforth as the “Project”) through this RFQ. It is expected that the selected General Contractor will work collaboratively with the Sponsor and other Development Team members to further define the project design within the resources available for the project. The Sponsor seeks a General Contractor with experience in multifamily new construction and current capacity to actively provide input on value engineering and construction efficiencies shortly after selection. The Project is located in the SoMa neighborhood of San Francisco on a mostly flat and rectangular parcel that is bounded by 7th Street to the northwest, Brannan Street to the northeast, an alley to the southeast, and a pedestrian mid-block mews to the southwest. The current conceptual building design, which is subject to change, can be found in Attachment I. The gross building area is approximately 163,410 square feet. With 200 total units, the unit mix includes 100 studios, 20 one-bedroom apartments, 70 two-bedroom apartments, and 10 threebedroom apartments. The building will have two courtyards of approximately 9,700 and 2,100 square feet, respectively. The building is planned to offer a variety of common spaces and amenities that help to foster a strong supportive community, including two community rooms with adjacent kitchen that opens out onto the courtyard spaces, bike storage and maintenance rooms, laundry facilities, as well as two clusters of property management and resident services offices.
