Specifications include, but are not limited to: In general, the scope of work consists of the design and construction, under a procedure more commonly referred to as “turnkey construction”, of a Fixed Price Design Build Project, for the Calexico Student Resident Housing building. We are seeking to build a housing project with a minimum of 40 resident bedrooms, all of which need to have immediate access to a bathroom and kitchenette, and one two-bedroom apartment with full kitchen and bathroom for the resident property manager. Bedrooms will need to have the ability to be double occupancy. If the project proposes a “suites” style, a maximum of two bedrooms per suite is suggested. 2,000 square feet of common area space is requested. Any area above this common area square footage is not desirable, the University would prefer as many bedrooms as possible (min. 40) to accommodate up to 80 residents for the fixed price. Kitchenette should provide no less than a mini-fridge, convection/microwave, and sink. An induction cooktop is preferred but not required. Complex must be gated with vinyl-coated 6’ fence consistent with existing campus gate/fence structure, with electronic access control provided at all doors.
