Specifications include, but are not limited to: A. During the Design Phase the CMAR, at a minimum, may be required to: 1. Develop a work plan. 2. Preparation of base drawing set of existing conditions of topography, utilities, and general environmental conditions. 3. Provide a master set of plans and specifications. 4. Prepare project phasing options. 5. Provide special provision documentation for inclusion in the contract documents. 6. Provide an engineer’s estimate of probable cost. 7. Prepare visual aid and public information documents for public meeting presentations. 8. Present project concept and status to public information sessions. 9. Deliver project documentation in Microsoft Word, AutoCAD, and pdf formats. 10.Provide long-lead procurement studies and initiate procurement of long-lead items. 11.Provide complete Guaranteed Maximum Price (GMP) proposals with assumptions and clarifications to the City contract. B. During the Construction phase services by the CMAR may, at a minimum be required to: 1. Construct all improvements. 2. Coordinate with various City of Casa Grande departments, other agencies, utility companies, etc. 3. Arrange for procurement of materials and equipment. 4. Develop a Project Schedule. 5. Bid, award, and manage all construction-related contracts while meeting city requirements for procurement of subcontractor and supplier bids. 6. Provide quality controls. 7. Bond and ensure construction. 8. Address federal, state, and local permitting requirements. 9. Assist in the resolution of owner issues. 10. Maintain a safe work site for all project participants.
