Specifications include, but are not limited to: The City of Flagstaff (Owner) is seeking Statements of Qualifications (SOQs) from Arizona licensed Contractors (Firm) to provide Construction Manager at Risk (CMAR) Design Phase and Construction Phase Services to: To coordinate with an Engineering Professional and assist in the design of the Coconino Estates Improvements Phase I Project (the Project) and to construct the project. The Project is located on three streets in the Coconino Estates neighborhood in west Flagstaff, Arizona and can be generally described as a utility and roadway improvements project. These three streets are anticipated to be bundled into one construction project and delivered through the CMAR project delivery process. The CMAR Design Phase Services primarily include reviewing and providing input on design, plans, schedules, quantities, costs estimates, subsurface utility investigations, and constructability in coordination with a selected Engineering Professional to prepare comprehensive construction documents and develop the Guaranteed Maximum Price (GMP) for the Project. The CMAR Construction Phase Services generally consist of coordination with various agencies, residents, and the public while performing the construction of the Project. The primary improvements consist of replacing existing water and sewer mains, water and sewer services, asphalt structural section, and select edge improvements (curb & gutter, sidewalk, etc.) for the entire Project limits.
